Inconsistent Marketing Was Costing
More Than It Looked Like
Meridian Home Collective had a strong reputation and a steady flow of listings, but the marketing behind those listings varied wildly depending on which agent brought them in. A few of their top producers had built their own informal systems, a go-to photographer, a template they reused, a habit of posting consistently. Everyone else was improvising listing to listing, which meant sellers working with newer or mid-tier agents were quietly getting a weaker version of what Meridian was capable of delivering.
Building One Standard for Every Listing
We built a listing marketing system that removed the dependency on individual agents having their own process. The moment a listing agreement was signed, a link was submitted and the full asset package, showcase video, vertical reels, single-property page, and a Just Listed campaign, was produced within hours. Every listing, regardless of price point or which agent brought it in, went through the same production pipeline, so the brand experience stayed consistent across all twelve agents.
Strengthening the Pitch Before the
Listing Was Even Won
The bigger shift happened earlier in the process than most brokerages think to look. We rebuilt Meridian's pre-listing presentation to include a preview of the actual marketing plan a seller would receive, sample video style, single-property page mockup, and a syndication timeline laid out clearly. Agents stopped pitching "we'll market it well" as a vague promise and started showing sellers exactly what that meant, before any agreement was signed.
Making Every Listing Do Double Duty
Just Listed, Just Sold, and open house campaigns were built to launch automatically at each milestone, keeping Meridian visible in their markets consistently rather than only when someone remembered to post. This had a secondary effect leadership hadn't fully anticipated: the consistent visibility became a recruiting asset. Agents at competing brokerages began reaching out to Meridian directly, having noticed the quality and consistency of listing marketing across the team.
Removing Marketing as a Bottleneck
Before this system, a new listing's marketing assets could take anywhere from two days to over a week, depending on how busy the agent was and how quickly they got materials to whoever was helping them. That inconsistency meant some listings sat with minimal marketing during their most critical early days on market. With assets produced within hours of a listing link being submitted, Meridian's properties consistently had full marketing live before most competing listings in the same market even had professional photos uploaded.
The Results: Faster Marketing, Stronger Pitches, More Listings Won
Within four months, Meridian's average time from signed listing agreement to full marketing launch dropped from several days to under twenty-four hours. Pre-listing appointment win rate increased by 44%, driven largely by agents being able to show sellers a concrete marketing plan instead of describing one. Newer agents on the team, who previously had the weakest listing marketing by default, saw the sharpest improvement, since the system gave them the same production quality as Meridian's most experienced producers.
A System That Scaled Past 140 Listings
Without Slowing Down
By the end of the engagement's first year, Meridian had processed over 140 listings through the system without production ever becoming a bottleneck, regardless of how many listings came in during a given month. What started as an effort to fix inconsistency across the team became one of Meridian's clearest competitive advantages in a market where most competing brokerages still treat listing marketing as an afterthought.
